Earnest Money Deposit (EMD) Fee Disclosure

Pricing:
$1,000 for EMDs up to $10,000
$1,000 + 5% of the amount over $10,000 for larger EMDs

Fee Timing: Paid upfront, before funding and non-refundable once funds are wired

Term: Initial EMD funding covers up to 14 calendar days in escrow during the inspection or refundable period.

Extensions: Extensions of up to 10 additional days may be approved during the refundable inspection period and are subject to an extension fee of 5% of the EMD ($1,000 minimum).

Double Close Funding Fee Disclosure

Pricing:

1.25% of the funded amount ($1,000 minimum) for funding up to $200,000
1.50% of the funded amount for funding amounts over $200,000

Fee Timing: Fees are earned once funds are wired to escrow and are typically paid through escrow at the B to C closing.
